How to Sell a house Fast
A house is a big expensive thing that is somewhat complicated to sell. There are several key reasons for this.
1. You wait for the buyer
The biggest amount of time you lose will likely be waiting on the right buyer to come. In some markets the average time can be 6 to 9 months or even more.
2. Most people can't pay cash
Houses are are very big ticket item for most people. The vast majority of the population must borrow money to be able to buy a house. This process takes time and keeps some folks out of the market altogether.
The few people left that can pay cash may not want to tie up there funds in a property, especially when they can put it to better use in other ways.
The end effect for you is that it can take three weeks or longer to get a loan going after you have a purchase agreement.
3. Buyers expect to buy a house in good repair
This may be a big problem if you are having money issues. It may be impossible for you to fund the repairs needed to sell your house fast. This means you will have to find someone who is willing to take your house as-is. That limits you to a small fraction of the available buyers.

It takes time to find an agent, get your house listed, appointments scheduled and then hopefullly get an acceptable offer.

Once you get an offer to buy it can take several more days to negotiate back and forth until you get an offer you can accept.
6. Professional Services must be scheduled
Once the purchase agreement is final it can take more time to get appraisals, inspections and title work ready. Nothing will move forward until all the work has been done and in the right hands.
7. Legal matters can incumber a house
If you have liens on the property due to unpaid taxes and repair bills this may further slow down the sale as these matters are researched and attempts to clear the title are made.
All this adds up to to a lot of waiting!
There are times when getting on with your life is the most important consideration. You simply can't wait for all this to happen. Fortunately there is a way to get your house sold in just a week or two not six,nine or more months.

When you consider that you will have lower closing costs less, no more costs of ownership such as taxes, insurance, interest and repair bills the lower price and flexible terms shouldn't seem so bad. This is especially true if you need to avoid double house payements, foreclosure and bankruptcy. It is also the fastest way to get to the equity you have in your house.
